Ground-breaking ceremony for the 3rd construction phase of the "UNIVERSELLE WERKE" Dresden

The symbolic ground-breaking ceremony marked the start of one of the most ambitious commercial projects in Dresden: A sustainable high-tech campus with around 28,500 square meters of flexibly usable space will be built on the traditional site on Zwickauer Straße by 2028.

"With UNIVERSELLE WERKE, we are creating a future-oriented commercial quarter that is equally geared towards the needs of technology companies, start-ups and research institutions," said Andreas Schöberl, Managing Director of IMMOPACT Immobilien GmbH.

Dirk Hilbert, Lord Mayor of the state capital Dresden, and Albrecht Pallas, Vice President of the Saxon State Parliament, also spoke at the ground-breaking ceremony. Both emphasized the importance of the project for Dresden as a science and business location and the combination of tradition and future at the historic industrial site.

With its central location, proximity to universities and research institutions and the award of the DGNB gold pre-certificate, the quarter stands for sustainability, innovation and networking - and for a strong commitment to Dresden as a location.

Tenants in the impressive campus benefit from a unique combination of old charm and new vision. A modern working environment with large spaces or small units can be flexibly adapted to the individual needs of its users. However, the campus is not only a place for research and work, but also a place to live. Various places, from the climbing hall to the food area, invite you to linger, eat and engage in sporting activities. The center, surrounded by greenery, offers space for concerts, events and gatherings of the lively community.

UNIVERSELLE WERKE Dresden is over 120 years old. Among other things, tobacco and packaging machines were produced here. In GDR times, the site belonged to the NAGEMA combine. After the political changes, the complex fell into disrepair until a new start was made in the 2010s.

Now that the project has been completed, UNIVERSELLE WERKE Dresden combines lovingly renovated existing properties with attractive new buildings on a total site area of 42,400 square meters. The former main building with five floors (5,300 square meters) and a factory building (3,400 square meters) have already been completed and are fully let. New buildings with a total of around 23,000 square meters of rental space are being built in the other construction phases. There will also be 300 car parking spaces, a quarter of which will be equipped with charging points, as well as 100 parking spaces for bicycles.
